What is required for Planning Permit Stage

Please find below what you may require for a new dwelling/units/shed, etc;
Floor plan
Dimensional floor plan with North orientation
Elevations
North, South, East and West directions, site cut elevation drawings may also be required if a site cut is required for the development.
Site plan
Title boundaries of site including all natural features of site, existing buildings or structures, proposed development, contours of site and neighbouring properties.
Plan of Subdivision
Title boundaries of the property, building envelopes or exclusion zones and easements (if applicable).
Copy of Current Title
Title must be in the person’s name carrying out the building works.
Planning Permit application
You will require a completed application form for your building permits.
Declaration in relation to restrictive covenants
Completed as required, if a restrictive covenant is associated with the land a copy of this information must accompany this form.
Cultural Heritage Management Plan Declaration Form
Completed as required. Internet access is required to complete the process list if a CHMP is or is not required for the development. A copy of the process list must be printed and accompany this form.
Bushfire Management Overlay (BMO) Report
Completed as required for developments building under a wildfire management overlay.
Town Planning reports
Required for most planning permit applications, i.e two or more dwellings on a lot, a particular zone i.e Farming Zone, Rural Living Zone
Land Capability Assessment
This will be required for the proposed effluent disposal system i.e septic tank system or treatment plant, for all areas not connected to a reticulated sewerage system.
Feature Survey & Contours
Survey of existing conditions and contours of the site (natural features of the site, significant vegetation, existing buildings or structures.
